An overview of the work that we are involved in.
Having recognized the potential of a 90 acre ranch which was situated directly to the west of Marion’s Garden, Mike and Fiona purchased the land in 1994. At the same time it became evident to them that there was an acute shortage of more affordable housing and building lots in Pierre and Fort Pierre. To this end they bought the land and began planning Marion’s Pastures and Marion’s Acres.
The recreational trail forms the south and western boundaries for Land and Marine Developments next development.
Land and Marine Development’s first venture in the USA was Marion’s Gardens, a 65 acre tract of land on the Missouri River which they developed into a desirable waterfront subdivision with both residential and commercial lots.
Most of this 124 lot subdivision have been set aside for single family homes, but also within the development are luxury town houses and well appointed apartments. The development is absolutely unique with canals cut through it giving home owners direct access to the river. There is one area of commercial development within the Marion's Garden site. Land and Marine Developments were responsible for the complete design, construction and marketing of Marion’s Garden. They installed city water, sewer, natural gas, electricity telephone and cable television to the property line of all 124 lots . The streets were completed with an asphalt surface and curb and gutter and steel sheet piling stabilizstabilize the canal walls. The first residents moved to Marion's Garden in November 1993 and many new homes continue to be built.
Land and Marine Developments completed the Marion’s Garden subdivision in 1995. They sold their remaining interest in the development in 1997.
Marion’s Pastures is completely unspoiled and is being subdivided into approximately 52 single-family home sites. Like Marion’s Garden, these home sites have full services to each lot line. Marion’s Pastures has full covenants designed to ensure that the properties are built and maintained to a high standard.
A ground breaking ceremony was held in August 1999.
At this time Marion's Pastures is very nearly full.
To the east of Marion’s Pastures, next to Marion’s Gardens, is a large 28 acre meadow framed by beautiful woodlands. This is the location of our third subdivision , Marion’s Acres. These home sites also have full services to each lot line, and covenants designed to ensure that the properties are built and maintained to a high standard. Many of these lots will be among the beautiful trees.
Both Marion’s Pastures and Marion’s Acres are designed to offer lots of variety, size and character. Homeowners may build their own home, buy a spec. house or choose from a range of attractive, well designed pre-built homes. Some lots allow for the construction of basements.
Land and Marine Developments, Inc. are also able to supply manufactured homes, from three different manufacturers, to clients interested in putting an affordable pre-built home on Marion's Garden or Marion's Pastures. The builders we work with are Custom Touch Homes, Madison SD, Kan-Build Homes, Kansas and Redman Homes, Indiana. We offer this service in an effort to ensure that lot owners have a viable alternative to building a home in a traditional manner.
All of these homes will fully comply with the City of Fort Pierre's requirements for real-estate and will be placed on foundations/knee walls. They will be sited on a lot according to traditional building practices.
